12 Passage du Chantier, Paris 12e

The image on the left above is my passage. The image on the right is the entrance to my passage at the intersection of Rue du Faubourg Saint Antoine and Rue de Charrone. The entrance is just below and to the left of the smaller of the two GAP signs. Note the metro steps and metro sign just to the left of my passage entrance. My flat, in the 12th, is located on the line between the 11th and the 12th and just two blocks from the 4th (the Marias)

Above left- this is my street- PASSAGE du CHANTIER -pretty much unchanged since the 19th century-on the ground level, the small shops of furniture artisans and the entrances to the courtyards of the buildings where people live. My passage is mentioned is some French guidebooks and architectural histories. You often see French professors with their students on "field trips" to my passage.(the internet is a good source of information about my street and my area. Just enter the complete name of my passage into GOOGLE. Or CLICK HERE for one site about my passage. My building's entrance is half way down on the left. PASSAGE du CHANTIER connects RUE FAUBOURG SAINT ANTOINE and RUE de CHARENTON- about two blocks from the Bastille. METRO is Ledru Rollin or Bastille. (Ledru Rollin Metro stop (line #8) is just 50 yards from the door of my building.)

(above: entrance to my Passage is just to the left of the GAP  and below the traffic light.)

My studio is on the ground floor fronting the courtyard of the building. (No stairs to my flat) Windows  on to the courtyard run the full length of the flat. (see image below)

My table, above- facing the window side of the studio.

There is also a separate bathroom with the hot water heater, tub, shower, etc. Total area is 20+ square meters.

My flat is extremely safe and secure. The flat fronts on a small courtyard. Only residents of the building can enter this courtyard The courtyard is entered from the passage through a secure locked door- with digi-code. The passage itself is used only by pedestrians and is well lite at night. My neighborhood, the 12th, is considered one of the safest in all of Paris. (Since my building is "inside" of a block on a narrow passage, there is no traffic noise.) My flat is centrally located, walking distance to most Paris landmarks - just 10 minutes from the Seine, 2 minutes from the Bastille, 10 minutes to the Marais, 15 minutes to Notre Dame. Of course, street markets, parks, wine bars, restaurants, dance halls, jazz clubs, bars, movies and bistros abound. (all less than a 5 min. walk) The Bastille Paris Opera is a block away. (There are also many WI-FI "HOTSPOTS" very close and cyber cafes near my flat and at the Bastille. THERE IS FREE WI-FI AT THE BASTILLE)

My flat is for rent when I am not there. Contact me if interested. No children. No smoking. Max. of two adults. No pets. MINIMUM rental period is 1 month with an occasional exception of two or three weeks. The studio is furnished including linens, etc and a French cel phone. Rental rate is $1300. to $1450. a month- depending on time of the year and the length of your stay (Payable in advance/no refunds) Rental rate is somewhat a function of euro/dollar exchange rate, but once I commit to a dollar rate, it will not change. My cleaning/damage deposit is $100.

Note: I do NOT have any rental "agent" in Paris.  I negotiate all rentals. I mail you the keys and you return the keys to me. If you are not independently minded and able to take care of simple minor issues yourself, please look elsewhere. (I do , however, have a manager in Paris for emergencies and he will inspect the flat after your departure. His name is Thierry Chaney at 06 81 17 68 30). If you do not like to clean, you can arrange with Tierry BEFORE you go to have that done for about 60 to 70 euros, but that is an arrangement between Thierry and you or I can deduct what Thierry charges me to wash the linens and clean the place from your $100. deposit.) My flat is rented in what the English call "SELF CATERED" terms -meaning that you are responsible for leaving the flat clean and, unless you bring them, the bed linens and towels washed and dried. (there is a self service laundry close by.)

TESTIMONIALS: (in the 7 years that I have been , off and on, renting my flat I do not recall an unhappy client Here are some excerpts just received from an educator at the University of Texas in Austin.)

" . . . .I would like to take this moment to thank you for allowing my wife and me to stay so centrally in Paris. Your place is amazing, exactly as you said it would be, .....I'd like to stay there again on a later trip to Paris......After returning to Texas, I understand just how magic Paris can be. Thank you for helping one of my dreams come true."

Here is a second testimonial from a writer who rented my place from mid Oct 2005 to mid Nov 2005-

". . . . Thank you again, Jim, for the use of your studio apartment. It was certainly a great opportunity to not only be able to afford the extended stay in another country that hotels and restaurants preclude, but to actually live in a real neighborhood with actual French neighbors. So much more appreciation for another country and its wonderful citizens is gained that way! . . . Not only was the apartment well kept and well stocked, your instructions, written and verbal, on how to keep things "running" were excellent. Every step in our transaction and related interactions was easily and easily implemented. Your rental rate was more than reasonable- it quickly became obvious that I would have easily spent the same amount I did for a month-long stay in your flat in not much more than a week between hotels and restaurants. I had a wonderful stay in Paris due to your generosity in allowing me the use of your apartment. I'd do it again in a heartbeat. Again, many, many thanks."

(NOTE- this last writer wrote an excellent "blog" about his month stay in Paris.Click Here to read it.

And, finally, brief words from a couple "Down Under" who just left my place after a 2 and 1/2 month stay. "The nearly 10 weeks here was brilliant, so many thanks for your kindness in renting it out to us."

I have just added a new web page with some images from my Paris neighborhood.

.....

The image directly above is the "Promenade Plantee", a 3 miles long lineal park that runs from the Bastille to Vincennes on top of an old railway viaduct that once took trains from the old Bastille station (now the site of the Bastille Opera) to the outskirts of Paris. Underneath this elevated park is now, in the arches of the old viaduct, the "Viaduc des Arts"- studios, shops, galleries, etc. all devoted to the arts and crafts. This is fitting because this neighborhood, my neighborhood, is considered the birthplace of French arts and crafts. NOT TO BE MISSED! And just a block from my flat. (see the second image above- the "park" is on top of the arches)

By the way, I am a dealer in vintage French movie posters . Visit my HOME page for more details.
